United Mashadi Jewish Community of America (UMJCA)

UMJCA received its last major approval on July 16, 2019 from the Village of Great Neck Architectural Review Board in connection with a 75,000 square-foot Jewish community center . The $18 million community center is set to be built on a 2 acre parcel at 189-195 Steamboat Road, and is expected to include an auditorium, a pool, gyms, basketball courts and meeting rooms for after school activities and senior programs. Paul Bloom, of Harras Bloom & Archer, LLP, represented the non-profit applicant in obtaining the required zoning approvals from the Village of Great Neck Zoning Board and Architectural Review Board.

Clinton Plaza

Clinton Plaza Senior Housing Project represents a major conversion of a underutilized hotel property in the downtown hub of Hempstead. The project provides for the redevelopment of the aging and neglected former hotel into 105 affordable senior housing units and new retail space. The project involved the closing of title to the property, zoning compliance, Industrial Development Agency tax exempt bond financing and Section 8 Housing Vouchers.

Granite Building – Lake Success, New York

The Granite Buildings in Lake Success, New York are among one of Long Island’s newest state-of-the-art office buildings. Located in a premier office park, the project involved land acquisition, negotiation of reciprocal easements, zoning approvals and securing both construction financing and real estate tax abatements using Industrial Development Agency financing. The first of two buildings built on the site was been recently completed and is substantially leased.

Millennium Towers – Northern Yonkers, New York

Millennium Towers, overlooking the Hudson River in Northwestern Yonkers, presented many challenges including zoning approvals, governmental economic incentives and private financing for the construction of a luxury rental apartment building. HBA represented the developer in acquiring the property and appearing before various boards of the City of Yonkers.

National Amusements Multiplex Theaters

Representing National Amusements in the metropolitan area, Harras Bloom & Archer has tackled a wide range of issues involving the development of state-of-the-art multiplexes , including acquisition, zoning and licensing.

Oxford Court

In the heart of the Great Neck community on Long Island’s Gold Coast, Oxford Court represents the revitalization of an aged and under utilized property. The luxury apartment building scheduled to begin its construction in the spring of 2005 culminates years of efforts beginning with the assemblage of multiple parcels of land, a use variance permitting multifamily development in a split business/single family zone and a successful defense of an Article 78 challenge by the local civic association.

Retail Chains – National

Harras Bloom & Archer LLP represents numerous national retail chains in need of zoning approvals for sites located throughout Long Island. These clients include CVS Pharmacy, Wendy’s , PetSmart , Applebees, Enterprise Rent- a- Car and others.

The Greens at Half Hollow – Dix Hills, New York

This project is a senior golf course community, with 1,300 units on 395 acres, located in the heart of Huntington, Long Island. Formerly the site of a New York State medical facility, the property presented complex zoning, environmental and construction issues. Among these issues were the removal of more than one hundred asbestos-laden buildings; changing the property’s two-acre residential zoning classification to a high-density planned unit development; constructing a 34-acre public park; extending public water districts; creating a new sewer district and obtaining subdivision and site plan approvals. Today, fewer than three years after the client had submitted the initial municipal applications, the project is substantially completed and is home to more than 3,000 residents.

The Mall at Oyster Bay – Syosset, New York

The Mall at Oyster Bay is to be built on the site of the former Cerro Wire Works located off Exit 43A of the Long Island Expressway in Syosset, New York. When completed, the center will offer Long Islanders their finest, upscale shopping experience with two department stores and more than 125 specialty shops and services.

Lord & Taylor and Long Island’s first Neiman Marcus will anchor this major upscale mall.

The Villages at Huntington – Huntington, New York

A planned community of more than 475 homes, the project provided a variety of housing types, including single-family homes, townhouses and condominiums. In addition, the new community incorporated a groundbreaking affordable-housing program.

HBA Represents Apple with Grand Opening of Apple Store in Manhasset (Miracle Mile)

HBA, representing Apple, resolved zoning and sign display issues at the new Apple store in Manhasset (Miracle Mile). In addition, HBA is responsible for securing a Certificate of Occupancy so the new Apple store could open in a timely fashion.
